What this means for buyers

Median list price tells you where the middle of the current inventory sits — not what homes sell for. In competitive segments, sale prices can exceed list; in slower segments, there's room to negotiate. Price per square foot is the cleanest way to compare across cities: Eastside markets like Bellevue command a large premium per foot over South King County value markets like Renton.

Rates move your budget more than prices do: roughly every 1% change in rate shifts your buying power by about 10%. Run your own numbers with our free calculators, or get a personalized Purchase Blueprint that compares your budget to these medians and finds assistance programs that bridge the gap.

Methodology: statistics are computed from active for-sale listings FirstNest tracks across Seattle, Bellevue, Kirkland, Redmond, and Renton (property data via Datafiniti). This is a sample of the market, not the complete MLS inventory, and is provided for orientation only — not an appraisal or price guarantee. Benchmark rates are national averages (source shown above); your quoted rate will differ.
