Listing data & confidence badges
Every listing carries a confidence badge so you always know how trustworthy the details are:
• MLS-Verified — sourced directly from the NWMLS feed and independently verified.
• Agent-Provided — entered by the listing agent; MLS verification is pending.
• Off-Market · Unverified — pre-MLS or off-market. Confirm details before relying on them.
During our pilot, listings are sourced from Datafiniti (public-records & listing data); property photos may be representative rather than the actual home.
Valuations & value ranges
Our home value tool shows a range with a confidence level and a plain-English “why this range” breakdown (comps used, adjustments, data staleness, and market volatility). Automated valuations are estimates — not appraisals. A licensed appraiser or an agent CMA is always authoritative.
True cost, taxes & insurance
Property tax figures use published Washington county levy rates. Mortgage math is deterministic (standard amortization). Insurance and climate-risk figures are currently estimates from a placeholder model pending a live partner integration, and are clearly labeled as such wherever they appear.
Down payment assistance programs
Our DPA matcher uses a maintained roster of Washington State programs. Program terms, income limits, and availability change frequently — always confirm eligibility with the program administrator or your lender.
